CONVERSION OF FORMER BANK INTO APARTMENTS AND COMMERCIAL

Placed in the commercial district of Boston Spa in Yorkshire, Stangrove acquired a former bank building with A3 use. After conducting a variety of feasibility studies, a scheme was developed to convert the former bank into 4 apartments and a self contained commercial space. The scheme required extensive redevelopment of the building leaving just 60% of the original structure in place, removal of former bank vault, and creation of 4 off street parking spaces. The scheme was recognised in the Yorkshire Property Awards for its ability to restore the building to its original high street presence while developing a modern exclusive residential development.

PROJECT BRIEF

The building was acquired as A3 use (Banking Offices). There was no requirement for the local high street bank in a village setting, so it was evident a change of use was required and a detailed project brief was created working alongside our design and technical teams.

FEASIBILITY & BUDGET

Boston Spa is situated the heart of the Yorkshire Golden Triangle, and after extensive research, we found a shortage of apartment style living in the area. During this process we discounted numerous other commercial options to give us the greatest GDV with a blend of residential and commercial uses.

PLANNING

With a conversion of a historic building the planning process is integral to the success of the scheme, we secured planning permission on first pass encompassing the requirements of the planning and highways officer , change of use form commercial to residential and ensuring the scheme was commercially viable.

DEMOLITON

For over 130 years the building has been a bank, and with that came a development of vaults. In the 1980’s the vault was rebuilt to secure up to £4m, significantly more than a typical village bank. The vault was demolished by our specialist team creating 4 off street parking spaces.

DESIGN

In order to work with the current structure and elevations, it required careful design and construction to work with the existing positions of windows and floor plans. With its history of adaptations for bank use, across the 3 floors there was in total 7 floor levels to work with.

CONSTRUCTION

The building was rebuilt except the internal steel work and front and side elevation. We rebuilt the roof structure in order to keep the original appearance, however carefully following the multiple planes in roof angles.

MARKETING

As part of the scheme, Stangrove developed a branding a marketing strategy to sell the development. Drawing on the history of the building a brand resembling the style and font of the a bank not was used through-out the building and on marketing material.

MANAGEMENT COMPANY

By dividing the building up in to leaseholds units, a management company was created and is operated by Stangrove property on an ongoing basis. This includes maintenance and cleaning of internal communal areas, with the landscape team ensuring the outside remains in exceptional condition every year as the plot matures.

The scheme was recognised in the Yorkshire Property Awards in the redevelopment class for its exceptional quality of conversion while preserving the history of the building. It was fantastic to be recognised for the attention to detail Stangrove has with other great schemes across Yorkshire.
